The results have shown that this service has proven extremely popular and more landlords are signing up to this service everyday.
Key properties introduced the Rent collection option last month which promoted a service which enables landlords to manage there own property but are worried about non-payment of rent.
For a fee of £300 + Vat and 5 %
We Will:
Visit your property to appraise it for rent achievable
Prepare details for the property to be marketed immediately
Find a tenant and negotiate the terms of the lease for you
Take up references on the proposed tenant(s)
Collect the first month's rent and deposit
Provide all documents, tenancy agreements and service of notices etc
Arrange for an inventory to be carried out
Hold the deposit in our TDS scheme for the term of the tenancy
Collect the rent monthly
Forward the rent to your chosen bank account on the agreed date
Hold a record of monthly accounts for your records
*Advise and deal with courses of action on rent arrears offenders.
*We will provide A Rent Guarantee – This is designed to protect you. This will provide cover for the rental amount due where the tenant fails to pay and is in breach of the tenancy agreement.
* We will go to court on your behalf and deal with all proceedings. All Legal Expenses involved in pursuing the tenant for vacant possession where the tenant has failed to pay the rent are covered by the rent guarantee.
The Limit for Legal Expenses is £25,000. The Limit for Rent Guarantee is a sum equivalent to 4 months rental for a 6 months policy, 5 months for a 12-month policy in the first tenancy period and then a sum equivalent to 5 months rental in subsequent periods. Maximum Rental Amount per month is £10,000. The monthly rental will be paid until vacant possession is obtained or to the date the policy period expires whichever is the sooner.
